Training

A great Realtor knows that marketshare is gained in a down market.  Are you gaining marketshare?  The worst thing we can do is pull back and be afraid.  This market is our current reality and we must operate as though we need to be aggressive and not wait for business to fall in our laps.

We encourage our team members to be all encompassing in their approach to past clients and prospective clients.  Through ERA's national training program, we provide many training opportunities through the online e-Campus and on-site programs.  At a local level, ERA Shields Real Estate provides monthly training opportunities which are relevant to market conditions and the needs of the team.

Marketshare

The company has maintained a strong position in the market.  Depending on the month and how you slice the numbers, we are consistently #2 or #3.  That is a great accomplishment and we are very proud of that fact.  With a strong management team, we continue to grow corporate relocation exclusive accounts with institutions such as Colorado Springs Utilities, Colorado College, and Spectranetics.  We proudly service Cartus Mobility accounts including USAA, Sirva, Prudential, FBI and others.

Internet business is a major growth area for the company as we feed to the largest number of sites visited by clients.  www.ERAShields.com is the strongest website sponsored by a local company.  It is consumer driven and not about egos.  Content is extensive and updated regularly.  The feed is the highest IDX level available.  We have an exclusive team of Realtors who will answer and respond to online inquiries.  Agent sites are available to our team for $300 annually; this includes a comprehensive IDX feed and in-house marketing team.

Did you know we have an in-house marketing department that no other company in town can touch?  Our team consists of individuals who have formal training and come from actual ad agencies servicing major accounts.  Team members are knowledgeable in flyer production, virtual tour generation, website development and branding.  Oh, did we mention those services are free?  You supply photos and we do the rest.

Property promotion is key.  We provide company pages in the Gazette, Homes Illustrated, Homes and Land, Colorado Springs Homes for Sale, Cheyenne and Woodmen editions.  This allows you to demonstrate at a minimal cost, true exposure for your sellers.

Property signs?  Free.  You buy your own sign riders.

Lockboxes?  Free.  You just get the listing.

Listing presentation material?  Free.  You just get the listing.

Fees/Splits?  Monthly fees are $160.  This includes E&O, internet marketing resources and a host of other services.  Splits range from 65% to 90% depending upon production.  WE NEVER CHARGE RENT!  We guarantee that your split collected will never be higher than any other company when it comes to rent, marketing services and training opportunities.  Bring your current fees and we will be happy to compare.  We will also demonstrate that our environment and opportunities will generate additional business throughout the year.

Gayle Caldwell, Sales Manager for the Broadmoor office, is a third generation Realtor in Colorado Springs.  Through family business endeavors and career longevity, Gayle's broker leadership, savvy style and connections make her a force to be reckoned with among sales managers.  Through this market, her office remains on top with production in the southwest areas of Colorado Springs.
